UH, THE HOMEOWNER IS CURRENTLY WORKING TO BRING THE STRUCTURE INTO COMPLIANCE.
UH, THE STRUCTURE HAS BEEN CONSTRUCTED OF CEDAR POST BOARD AND BAT AND THAT'S A TYPO.
UM, SIDING PAINTED WHITE TO MATCH THE EXISTING TRIM OF THE EXISTING HOUSE BRICK ACCENTS AND A SHINGLE ROOF.
IT IS APPROXIMATELY 19 FEET TALL FROM THE LOWEST ADJACENT GRAY TO THE PEAK OF THE ROOF.
AND THE TOTAL HEIGHT OF THE STRUCTURE IS APPROXIMATELY 16 FEET TALL AND IS SITTING ON A ONE AND A HALF FOOT SEAT WALL.
AND PILLARS, WE HAVE ONE CONDITION OF APPROVAL, UH, INSPECTION BY A THIRD PARTY STRUCTURAL ENGINEER WILL BE REQUIRED.
AND THERE ARE FOUR ADDITIONAL STANDARD CONDITIONS OF APPROVAL AND STAFF RECOMMENDS APPROVAL OF THE DETACHED ACCESSORY STRUCTURE SUBJECT TO HELP BUILDING CODES AND STAFF NOTES.

SO WE'RE COMING TO THE BZA TO GET APPROVAL FOR IT BEING OVER 2 25.
AND THEN AFTER THIS WE'RE GONNA MOVE INTO PERMITTING.
SO LUCKILY, EVEN THOUGH IT WAS BILLED WITHOUT A PERMIT, IT IS WITHIN THE SETBACK.
SO THAT FROM A COMPLIANCE STANDPOINT, UM, IT'S, YOU KNOW, IT'S WITHIN THE SETBACKS.
IT MEETS OUR SIZE REQUIREMENT.
IT'S NOT GREATER THAN 750 SQUARE FEET AND IT MEETS OUR HEIGHT REQUIREMENT.
WE'RE JUST TRYING TO DO ALL OF THE BACKGROUND, UH, STUFF THAT SHOULD HAVE HAPPENED BEFORE CONSTRUCTION.
