ACCESSORY STRUCTURE REQUEST DERBY GLEN CLOSE SUBDIVISION LOT THREE AT 6 3 1 4 ASCOT CLOSE ZONING.

UM, JM WOLF CO REQUEST APPROVAL OF A 434 SQUARE FOOT ACCESSORY STRUCTURE TO BE CONSTRUCTED IN THE REAR BUILDABLE AREA OF THE LOT.

THE STRUCTURE WILL BE CONSTRUCTED OF WOOD PAINTED WHITE THAT MATCHES THE TRIM ON THE EXISTING HOUSE.

IT'LL HAVE A SHINGLE ROOF AND BE APPROXIMATELY 14 FEET TALL.

THE ACCESSORY STRUCTURE WILL ALSO HAVE A STONE FIREPLACE.

NOW THERE IS NO STONE ON THE EXISTING HOUSE, HOWEVER, THE STONE WILL BE INCORPORATED INTO THE CONSTRUCTION OF THE SWIMMING POOL.

UM, THERE ARE FOUR, OR WE HAVE ONE CONDITION OF APPROVAL.

UH, THERE IS A, AN EXISTING FENCE ENCROACHMENT THAT MUST BE, UH, CORRECTED PRIOR TO THE ISSUANCE OF A CERTIFICATE OF COMPLETION FOR THE ACCESSORY STRUCTURE.

AND THEN WE HAVE THREE STANDARD CONDITIONS OF APPROVAL AND STAFF RECOMMENDS APPROVAL OF THE DETACHED STRUCTURE.
