ZONING IS OSRD, RONDO POOLS, LLC REQUESTS APPROVAL REVISED HILLSIDE PROTECTION SITE PLAN FOR 1641.

VAL VERDE DRIVE THE PROPOSALS TO INSTALL A POOL SPOT AND POOL DECKING IN THE REAR BUILDABLE AREA OF THE LOT.

HERE'S THE MAIN STRUCTURE OF THE HOUSE, AND HERE'S THE HOUSE OR THE POOL.

DECKING AND SPA HAD TO COME TO THE PLANNING COMMISSION, UH, BECAUSE IT HAS HILLSIDE PROTECTION OVERLAY ON IT.

THIS IS IN THE CROCKETT SPRINGS SUBDIVISION WHERE THE, UH, NASHVILLE GOLF AND ATHLETIC CLUB.

YOU GUYS HAVE SEEN SEVERAL OF THESE LOTS BEFORE.

UM, NEW GENERATION CONSTRUCTION REQUESTS APPROVAL OF A REVISED HILLSIDE PROTECTION SITE PLAN FOR LOT EIGHT OF THE CROCKETT SPRINGS SUBDIVISION, LOCATED AT 1728 ANDREW CROCKETT COURT.

THE PROPOSED PROJECT INCLUDES A 160 SQUARE FOOT ADDITION TO THE FRONT OF THE HOUSE, A 360 SQUARE FOOT ADDITION TO THE REAR OF THE HOUSE, AND A COVERED PORCH.

THE PROJECT ALSO INCLUDES THE ADDITION OF A POOL AND A DRIVEWAY EXPANSION.

UH, THE RENOVATED HOUSE WILL FEATURE A BRICK WITH A THICK MORTAR RUB, STONE SKIRTING, AND A RED SHINGLE ROOF.

UH, WE HAVE ONE CONDITION OF APPROVAL THAT ALL THE DRIVEWAY WIDTHS SHALL BE A ADJUSTED TO A MINIMUM OF 10 FEET, AND THERE ARE 16 STANDARD CONDITIONS OF APPROVAL.

THE CURRENT DRIVEWAY IS NOT AT 10 FEET, THAT'S THE DEAL.

SO THEY'RE GOING FROM, THIS IS A EXISTING CONDITION, SO THEY'RE GOING FROM JUST TO LIKE A SINGULAR DRIVEWAY HERE TO THIS AROUND CIRCULAR AXIS.

AND OUR CODE REQUIRES A MINIMUM OF 10 FEET.

SO I BELIEVE THEY'RE SHOWING LESS THAN 10 FEET.

THERE WAS, THERE WAS ONE, ONE SPOT WHERE THE, WHERE THAT LITTLE BUMP OUT IS TO GET DOWN TO THE LOWER GARAGE.

THEY WERE SHOWING THAT AT EIGHT FEET.

SO OKAY.

THEY JUST HAD TO MAKE A MINOR ADJUSTMENT.

SO SINCE THEY ARE DOING A RE, UH, LIKE A COMPLETE REMODEL INSIDE, WE ARE REQUIRING THEM TO HAVE A FIRE SPRINKLER SYSTEM.

AND THESE ARE JUST SOME ELEVATIONS OF WHAT THE HOUSE IS GOING TO LOOK LIKE ONCE IT'S DONE.

SO YOU CAN SEE THE COVERED PORCH ON THE BACK WITH THE ADDITION.

SO THIS IS WHAT THE HOUSE CURRENTLY LOOKS LIKE, SO KIND OF SQUARING THIS PART OFF IN THE FRONT.

AND THEN THIS IS KIND OF THE PROPOSED MATERIAL.

SO IT IS GONNA BE BRICK WITH A REALLY THICK MORTAR RUB TO KIND OF LOOK LIKE STUCCO, AND THEN WE'LL HAVE A RED JINGLE ROOF INSTEAD OF THE CLAY.

OUR THIRD ITEM IS A REVISED FINAL PLAT FOR RIVER OAKS SUBDIVISION, UH, ON 18 6200 BRIDAL WOOD LANE.

UH, NATHAN NIK REQUEST APPROVAL REVISED FINAL PLAT AT 6,200 BRIDAL WOOD LANE.

THE REVISED FINAL PLAT PROPOSES TO CHANGE THE SET SETBACK ALONG RIVER OAKS ROAD FROM 75 FEET TO 30 FEET.

SO THE ORIGINAL SETBACK WAS RIGHT HERE AT 75 FEET.

CURRENT R TWO STANDARDS HAS THE SIDE SETBACK AT, UM, 30, 30 FEET.

SO WITH THE HOUSE MAINLY FACING BRIDAL WOOD LANE, THAT'S WHY THEY'RE REQUESTING THE CHANGE.

IF THE HOUSE WAS MAINLY IT WAS FACING THE CORNER, THEN IT WOULD HAVE TO BE 75 ON BOTH.

UM, THEIR FUTURE PLANS ARE TO KIND OF EXPAND ON THE LOT.

AND THE PAVILION WILL BE PLACED ON A NEW 308 SQUARE FOOT CONCRETE PAD.

SO IT'S KIND OF LOCATED WITHIN THIS LITTLE POCKET PARK WITHIN AL CREEK.

SO THERE'S NO OTHER CHANGES TO THE OVERALL PRELIMINARY PLAN, BUT SINCE IT IS OSRD, UH, WE'RE REQUIRING THEM TO ESSENTIALLY DO AN UPDATED, REVISED PRELIMINARY PLAN TO SHOW THE LOCATION OF THE, UH, GAZEBO WITHIN THIS LITTLE POCKET PARK.

UH, OVER HERE OFF OF CRESSEY, UH, WE HAVE 11 STANDARD CONDITIONS OF APPROVAL AND, UM, THIS WILL BE A RECOMMENDATION TO THE BOARD OF COMMISSIONERS SINCE IT IS, UH, OSRD AND ANY CHANGE TO OSRD PLAN HAS TO BE PRESENTED IN FRONT OF THE CITY COMMISSION FOR FINAL APPROVAL.

SO HERE'S THE KIND OF O OVERALL SITE PLAN.

THEY'RE GONNA HAVE A MONUMENT SIGN RIGHT HERE ON THE CORNER AND SOME DIRECTIONAL SIGNAGE ON THE LOT ALONG WITH THE NEW MENU BOARD, UH, THROUGH THE, FOR THE DRIVE THROUGH.

HERE'S WHAT THE NEW MONUMENT SIGN'S GONNA LOOK LIKE WITH ITS COLORING SCHEME.

THE, UH, DIRECTIONAL SIGNAGE THAT YOU SEE HERE ON THE RIGHT WILL BE FOUR FEET IN HEIGHT WITH ABOUT 1.6 SQUARE FEET, UH, AND SIGN AREA, WHICH IS WHERE THE DRIVE THROUGH AND THE WORDING IS.
