UM, THE INCREASE FROM THREE STORIES TO FOUR STORIES REQUIRES A PUBLIC HEARING.

UM, THERE'S NOTHING SHADY.

UM, THE ORDINANCE ALLOWS THIS IF THEY DO SOME ADDITIONAL THINGS, LIKE THEY INCREASE THE SETBACKS ON THE LOT, THE SIDE AND THE REAR SETBACKS TO MATCH THE HEIGHT OF THE BUILDING.

UM, THEY WILL BE, I THINK THEY'RE SHOWING 55 FEET SIDE.

THE BUILDING'S GONNA BE LESS THAN THAT.

UM, YOU'RE GONNA TEAR DOWN THE EXISTING, THEY'RE GONNA TEAR DOWN THE EXISTING HOTEL.

UM, ONE OF THE CHANGES IN INVOLVES THIS, THIS ISLAND HERE, THIS OPEN SPACE ISLAND IS BEING ADJUSTED.

IT'S BEING, UM, ENLARGED A LITTLE BIT.

ALSO THERE IS A SET TO ACCOMMODATE A DIFFERENT GATE CONFIGURATION.

IT WAS A LITTLE BIT TIGHT ORIGINALLY, AND SO KIND OF REALIZED WE NEEDED TO SMOOTHEN THINGS OUT.

THE OTHER CHANGE IS, UM, THE ADDITION OF THIS LITTLE DRIVEWAY EXTENSION HERE.

UM, THE DEVELOPER'S GONNA PUT THAT IN AND THEN LATER ON WHEN THE HOMES ARE BUILT, THERE WILL BE, WELL, THERE'LL BE A DRIVEWAY UP, UP THERE, BUT, UM, THERE'LL BE PRIVATE DRIVE CONNECTIONS, UM, BY THE BUILDERS.

BUT THE DEVELOPERS PUTTING THAT IN.

UM, WHO MAINTAINS THE STATION? IS THAT GONNA BE PART OF THE HOA OR IS THAT GONNA BE DEVELOPER LOOKING AT ME? ? YEAH.

YES, YOU ARE.

DO YOU MAINTAIN, MAINTAIN THE EXTERIOR? UH, I HAD ASSUMED THAT THIS WAS, THAT BRENTWOOD, UH, WATER AND SEW WOULD TAKE OVER THAT PUMP STATION TO MAINTAIN IT, BUT I, WELL THAT'S, I DON'T KNOW THE ANSWER TO WATER SERVICES.

WAIT, WHO TAKES THAT OVER BOB? I'M QUITE SURE THAT WOULD BE A PUBLIC, SINCE IT'S FOR PUBLIC INFRASTRUCTURE, THAT OUR WATER SERVICE PART WOULD MAINTAIN THE BUILDING ITSELF AND THE LANDSCAPING AND EVERYTHING WOULD BE THE HOA? CORRECT.

SO THEN THE PUMP STATION AND ALL THE EQUIPMENT INSIDE IS THE RESPONSIBILITY OF THE CITY OF BRENTWOOD.

IT'S PUBLIC INFRASTRUCTURE.

AND, UM, THAT'S ESSENTIALLY IT.

UM, WE HAVE 17 CONDITIONS OF APPROVAL AND WE'RE RECOMMENDING APPROVALS SUBJECT TO THE STAFF NOTES.

AND IS THIS ALL NEW PUMP EQUIPMENT? DO WHAT? IS THIS ALL NEW PUMP STATION EQUIPMENT? YES, IT'S A NEW PUMP STATION TO SERVE THE LOTS ON THE BACK.

NOTHING UNIQUE ABOUT THE DESIGN, SO NO.

IN FACT, IT'S A MODULAR UNIT THAT AS WE UNDERSTAND, BROUGHT IN ON A TRUCK AND SITS DOWN ON A FOUNDATION.

NOW, THE EXTERIOR TREATMENTS, UH, UH, WERE TO PRESUME THAT, UM, GUTTERS AND DOWNSPOUTS, IF, WELL, THOSE AREN'T GUTTERS OR DOWNSPOUTS, BUT, UH, ANYTHING THAT'S ADDED TO IT, UH, WOULD BE DONE ON SITE.

BUT FOR THE MOST PART, THE ENTIRE BUILDING IS, UH, IS ITS OWN SEPARATE MODULAR UNIT.

SO IF IT'S THE CITY'S RESPONSIBILITY,

WHO ARE THEY GONNA ESTABLISH A MAINTENANCE AGREEMENT PLAN? ITEM NUMBER 10.

THE MAINTENANCE AGREEMENT LEVEL.

AND THEN THAT WOULD EVENTUALLY TRANSFER TO THE HOA THAT DOES GET TRANSFERRED TO AN HOA THEN EVENTUALLY.
