OKAY.WE HAVE ONE ITEM ON TONIGHT'S AGENDA.
UH, IT IS BZA TWO FIVE, OR SORRY, BZA 2 4 0 5 DASH ZERO TWO ACCESSORY STRUCTURE REQUEST AT 2 6 5 A FOREST TRAIL ZONING R TWO.
AND THE APPLICANT IS SOUTHERN ELITE CUSTOM HOMES ALLISON.
UH, SOUTHERN ELITE CUSTOM HOMES REQUEST APPROVAL OF A 4,417 SQUARE FOOT DETACHED STRUCTURE, UM, THAT IS PROPOSED TO BE APPROXIMATELY 27 FEET TALL, LOCATED ON THE SIDE OF THE HOUSE.
UM, THIS PROPERTY IS MORE THAN EIGHT ACRES.
UM, SINCE THEY HAVE MORE THAN FIVE ACRES, THEY'RE ALLOWED TO HAVE AN ACCESSORY STRUCTURE ON THE SIDE OF THE HOUSE.
AND BECAUSE THEY HAVE MORE THAN THREE ACRES IN SIZE, THE PROPOSED STRUCTURE IS ALLOWED TO BE MORE THAN 750 SQUARE FEET.
IT WILL BE CONSTRUCTED OF HARDY SIDING PAINTED TO MATCH THE EXISTING HOUSE, AND IT WILL HAVE A SHINGLE ROOF AS WELL.
UM, WE HAVE TWO CONDITIONS OF APPROVAL.
ONE OF 'EM, THE MAXIMUM HEIGHT OF THE PROPOSED STRUCTURE CANNOT EXCEED 25 FEET TALL FROM THE LOWEST ADJACENT GRADE TO THE TOP OF THE ROOF.
NUMBER TWO, THE PROPOSED ROOF MUST HAVE A SHINGLE ROOF TO MATCH THE EXISTING HOUSE, AND THERE ARE FOUR STANDARD CONDITIONS OF APPROVAL AND STAFF RECOMMENDS APPROVAL OF THE DETACHED ACCESSORY STRUCTURE SUBJECT TO ALL BUILDING CODES AND STAFF NOTES.
UH, I ASSUME YOU'RE HERE TO SPEAK ABOUT THE PROJECT.
SO IF YOU COULD STEP, IF YOU COULD STEP TO THE MICROPHONE AND INTRODUCE YOURSELF.

UM, THE PROPOSED STRUCTURE WOULD BE UTILIZED SOLELY FOR PERSONAL VEHICLE AND, YOU KNOW, PERSONAL HOME ITEMS, STORAGE, UM, JUST, UH, PER REQUEST OF THE, THE HOMEOWNERS IS WHAT, THAT'S ALL THEY'RE LOOKING TO DO.
UH, WE MAY HAVE SOME QUESTIONS.
ANYONE HAVE A QUESTION? JUST TO CLARIFY, I, I KNOW IT'S, IT'S REQUESTING 27 FEET, BUT THIS, YOU'RE, YOU'RE APPROVING IT UP TO 25, SO IT CANNOT EXCEED 25 FEET, CORRECT? YES.
AND WHEN IT GETS SUBMITTED FOR PERMITTING, WE'LL MAKE SURE THAT IT'S 25 FEET TALL.
SO THIS PROJECT, UM, THE HOMEOWNERS WERE PREVIOUSLY WORKING WITH ANOTHER BUILDER.
UM, AND THAT BUILDER IS THE ONE WHO DEVELOPED THE PLAN.
SO WE DON'T ACTUALLY HAVE, YOU KNOW, THE RIGHTS TO EDIT THEM.
UM, SO THAT'S WHY IT WAS A LITTLE BIT DIFFICULT AND I ASKED ALLISON IF WE COULD JUST BE GRANTED, UM, APPROVAL BASED OFF THOSE VERSUS HAVING TO ESSENTIALLY START FROM SCRATCH TO BE ABLE TO HAVE THE PLANS REFLECT THAT CHANGE AS WELL AS THE CHANGE TO THE ROOFING AS SHE, AS SHE EXPRESSED.
SO THOSE CONDITIONS, THE 25 FEET AND THE SHINGLE ROOF ARE ACCEPTABLE TO YOU AND THE HOMEOWNER? YES, SIR.
UM, THAT'S ACTUALLY, THAT'S THEIR PREFERENCE.
THEY'RE PERFECTLY OKAY WITH IT.
IT'S JUST, YOU KNOW, IT WOULD DELAY THINGS FURTHER AND BE ANOTHER EXPENSE, UM, TO START FROM SCRATCH ON THE PLANS.
AND THAT'S WHAT WE'RE BEING ASKED TO APPROVE TONIGHT? YES, SIR.
