UH, THE MEETING IS NOW IN ORDER AND WE'LL START BY, UH, A ROLL CALL AND EVERYBODY'S HERE TONIGHT EXCEPT FOR COMMISSIONER, UH, CHAIRWOMAN , UH, JANET DONAHUE, WHO'S AWAY ON SOME PERSONAL BUSINESS OUT OF STATE.

UH, CATALYST DESIGN GROUP REQUESTS APPROVAL OF A PRELIMINARY PLAN, WHICH INCLUDES FIVE LOTS ON APPROXIMATELY 34 ACRES.

UM, THIS IS THE PROPERTY SHOWN IN RED ALONG THE, THE NORTH SIDE OF RAGSDALE ROAD.

UM, THE LOTS, THE FIVE LOTS RANGE IN SIZE, UM, FROM 2.81 ACRES TO 5.15 ACRES.

IT'S KIND OF HARD TO SEE HERE, BUT YOU HAVE ONE LOT HERE, ONE LOT HERE, ONE LOT IN HERE, UH, ONE LOT HERE, THERE, AND ONE, ONE AT THE END.

UM, THERE'S 11 ACRES OF OPEN SPACE THAT ARE, THAT'S INCLUDED IN THIS.

IT WILL BE A GATED, UH, SUBDIVISION WITH A PRIVATE ROAD WITH ACCESS FROM RAGSDALE ROAD.

UM, THERE ARE SOME EXISTING STRUCTURES, HISTORIC STRUCTURES ON THE SITE THAT WILL BE RELOCATED.

UH, TWO OF THOSE STRUCTURES WILL BE RELOCATED TO THE FRONT AREA RIGHT HERE.

AND, UM, THERE'S ALSO A, AN EXISTING BARN THAT WILL REMAIN IN ITS CURRENT LOCATION.

UM, THIS WENT TO THE, UH, HISTORIC COMMISSION FOR THEIR ENDORSEMENT LAST AUGUST ON AUGUST 18TH, 2023.

AND SO IT WAS DISCUSSED AT THAT POINT THE, THE RELOCATION OF THOSE HISTORIC STRUCTURES.

AND, UM, WITH THAT, THEY'RE ALSO PRESERVING A, A CEMETERY IN THIS AREA RIGHT HERE AND PROVIDING AN ACCESS EASEMENT TO THE CEMETERY.

UM, THERE IS ALSO A, AN AMENITY AMENITY BUILDING PROPOSED RIGHT HERE, AN 11,000 SQUARE FOOT, UM, AMENITY BUILDING.

THERE'S ALSO A 288 SQUARE FOOT GREENHOUSE.

UM, MR. CLEVINGER HAS CHOSEN TO MAKE THIS A PRIVATE SUBDIVISION AS ALMOST A FAMILY COMPOUND.

UH, JUST TO PUT A LITTLE CONTEXT TO IT.

AND SO THE AMENITY IS ONLY TO SERVE, UH, THE RESIDENTS OF THIS, WHICH WILL LIKELY BE HIS FAMILY.

UH, WE DO HAVE A PORTION OF THE FRONT THERE THAT WILL BE A PUBLIC RIGHT OF WAY, UM, OUTSIDE OF
