IT HAS THE, THE SAME, UH, APPROXIMATELY THE SAME LAYOUT AS THE IP PLAN DID IN TERMS OF THE, THE STREET LOCATIONS.

BUT THE LOTS ARE OVERALL, UH, LITTLE BIT LARGER THAN THE IP PLAN HAD PREVIOUSLY.

UM, THE DEVELOPER WILL BE DEDICATING RIGHT OF WAY ALONG RAGSDALE ROAD.

HE'S PLANNING TO MAKE THE, THE REQUIRED IMPROVEMENTS, UH, FOR HIS DEVELOPMENT ALONG RAGSDALE ROAD.

AND BECAUSE HE'LL BE DOING THE WORK, UH, PRIOR TO WHEN THE CITY IS READY TO, TO BEGIN OUR SORT OF LONG, LONGER TERM RAGSDALE ROAD IMPROVEMENTS, UM, HE WILL DO SORT OF PHASE ONE OF THOSE IMPROVEMENTS WITH THIS DEVELOPMENT.

AND THEN THE CITY, UH, I DON'T KNOW THE EXACT TIMING ON THAT.

I THINK LATER IN 2024 AND 2025, THE CITY WILL, UM, THEN BEGIN MAKING THE SORT OF PHASE TWO IMPROVEMENTS TO RAGSDALE ROAD THAT HAVE BEEN CALLED FOR IN THE CAPITAL IMPROVEMENT PLAN OVER THE LAST SEVERAL YEARS.

UM, AND SO WITH THAT, THERE ARE FOUR CONDITIONS OF APPROVAL AND WITH THAT STAFF RECOMMENDS, UH, THAT THE PLANNING COMMISSION VOTE TO APPROVE THE PROPOSED PRELIMINARY PLAN SUBJECT TO THE REQUIREMENTS OF THE STAFF REPORT.

UH, THE PROPOSAL INCLUDES THE CONSTRUCTION OF A SKATE PARK BEHIND THE SOUTHEAST CORNER OF THE BUILDING.

THE SKATE PARK AREA WILL HAVE DEPRESSIONS, BANKS AND OTHER OBSTACLES FOR THE SKATERS TO NAVIGATE.

UH, THERE ARE FOUR EXISTING LIGHT POLES AT THE CORNERS, UH, OF THE PROPOSED SKATE PARK.

UH, THIS LIGHTING WILL BE REQUIRED TO COMPLY WITH THE CITY'S THREE FOOT CANDLE MAXIMUM AS MEASURED AT THE PROPERTY LINE.

THE DESIGN OF THE SKATE PARK BALANCES CUT AND FILL QUANTITIES WITHIN THE FLOODPLAIN.

THERE ARE CON TWO CONDITIONS OF APPROVAL AND I THINK AT, AT THE BRIEFING LAST THURSDAY, QUESTIONS CAME UP ABOUT THE, THE LIGHTING.

SO WE DID CONFIRM THAT THE, THE POLES THAT ARE THERE ARE PROPOSED FOR LIGHTING.

AND I THINK THERE WAS ANOTHER QUESTION ABOUT HOW YOU WILL ACCESS THE SKATE PARK.

AND SO THIS KIND OF CREATES THE OBSTACLES AND ALL THAT ALL EVERYBODY WANTS TO SKATE AROUND.

UM, AND AS THEY POINT, THEY WANT THE ACCESS TO IT TO COME THROUGH THE FACILITY.

SO YOU HAVE TO KEY IN TO GET THAT.

SO IT, UM, IT WOULD COME DOWN THAT SIDEWALK AND I GUESS YOU COULD COME THROUGH THE POOL IF THE POOL WAS OPEN BECAUSE I THINK IT HAS A SCAN PART AS WELL.
