REQUEST APPROVAL OF A MODEL HOME TO BE LOCATED AT 1617 ROSEBROOK DRIVE ON LOCK 57.

THE HOME WILL BE OPEN AS A SALES CENTER WITH TWO AGENTS FROM 12 TO FIVE THURSDAY THROUGH MONDAY.

THE HOME WILL BE OPEN TUESDAY AND WEDNESDAY BY APPOINTMENT ONLY FOR CLASSIC HOMES.

PLANS TO KEEP THE MODEL HOME OPEN FOR SEVERAL YEARS AND STAFF REQUEST THAT THE PLANNING COMMISSION VOTE TO APPROVE THE PROPOSED TEMPORARY MODEL HOME FOR A PERIOD OF ONE YEAR TO EXPIRE DECEMBER 4TH, 2024.

FURTHER REQUIREMENTS OF SECTION 78 16 OF THE CODE.

IT'S, UH, IT'S THE CLUBHOUSE AND AMENITY CENTER AT 1620 ROSEBROOK DRIVE, UH, SUNSET ROAD DEVELOPMENT REQUESTS APPROVAL OF A TEMPORARY SALES CENTER LOCATED INSIDE THE CLUBHOUSE AND AMENITY CENTER, LOCATED AT 1620 ROSEBROOK DRIVE IN SECTION TWO OF THE ROSEBROOK SUBDIVISION.

THE SALES CENTER WILL BE OPEN THURSDAY THROUGH SATURDAY AND MONDAY 12 TO 5:00 PM AND SUNDAY ONE TO 5:00 PM THE OFFICE HOURS ON TUESDAY AND WEDNESDAY WILL BE BY, BY APPOINTMENT ONLY.

SALES OFFICE WILL BE OCCUPIED BY TWO OR THREE REAL ESTATE AGENTS.

UH, SIGNAGE DISPLAYING THE LOCATION AND HOURS OF THE SALES CENTER WILL BE LOCATED ON ROSEBROOK DRIVE AT THE CLUBHOUSE AND AMENITY CENTER.

THE SIGN IS 36 INCHES BY 36 INCHES AND WILL BE PLACED 15 FEET BACK FROM THE CURB.

THE SALES CENTER IS PROPOSED TO OPEN JANUARY 15TH, 2024, AND THE OTHER ONE ON SUNSET IS, WILL BE CLOSED PRIOR TO THAT.

TRACTOR SUPPLY COMPANY REQUESTS APPROVAL TO PLACE SIX FREESTANDING SOLAR POWERED CHARGING STATIONS IN THEIR BACK PARKING LOT.

EACH CHARGING STATION WILL BE PLACED IN, IN A, UH, PARKING SPACE AND ALL OF THEM WILL BE WITHIN THE BUILDING SETBACK FOR THE LOT.

EACH UNIT WEIGHS 12,500 POUNDS AND HAS A CERTIFIED WIND LOAD RATING OF 160 MILES PER HOUR.

THE UNITS HAVE SOLAR PANELS THAT TRACK THE SUN TO GENERATE UP TO 25% MORE ENERGY.

THEY WILL BE PLACED IN THE BACK PARKING LOT AND NOT VISIBLE FROM VIRGINIA WAY.

STAFF REQUEST THAT THE PLANNING COMMISSION VOTE TO APPROVE THE MINOR SITE PLAN ALTERATION SUBJECT TO THE REQUIREMENTS OF THE STAFF REPORT.
